No previous real estate experience is required. You will need to study the material, verify local requirements and take consistent action.

- Verify — confirming the overage amount, liens and deadlines, and identifying the rightful former owner or heirs.
- Locate and contact — finding the person, writing to a stranger so they don't assume you're the scam, and the written contingency fee agreement.
- Claim — the documents in the order they're signed (fee agreement, limited power of attorney, claim form, affidavit) and filing them with the right county office before the deadline.
- Get paid — the county approves the claim and releases the funds; your fee is paid only after the owner is paid.
